NEW CONSTRUCTION PLUMBING

There are two scopes of plumbing work . One is New Construction Plumbing and the other one is Service Plumbing. Service plumbing involves emergency, diagnosis, leak detection, repair or replacement work, cleaning drains and/or sewer clogs and camera pipes inspection that takes place after a home or business is already built.

New construction plumbing is divided into three stages: underground rough-in phase, aboveground rough-in phase and finishing phase. In new construction plumbing, a new structure is in the process of being built, and plumbing is installed in that structure for first time during the overall building process. Plumbing underground rough-in phase is the first stage of work performed in any new  construction building.

PLUMBING SYSTEM INSTALLATION

WATER SUPPLY: The whole building potable water supply comes from the water service (main shutoff valve) that is connected to the city water meter or private well water system. Backflow preventers are required to be installed in businesses and in some areas may be required for residential properties. Water pipes are one main component. The diameter of the pipes depends of how many water supply fixture units (wsfu) will be installed in the building, also pipes material have to be approved by the Florida Building Code (F.B.C).

WATER HEATERS: Buildings where hot water is necessary, the water supply line has to be connected to a water heater. Water heaters can be tank or tankless and the combustion could be electrical, natural gas, propane gas, solar or others. The size of a tank water heater depends on how many people will end up living in the house and the size of a tankless water heater depends on the flow rate of each fixture units. The recirculating pump brings hot water instantly to areas far away from the water heater location.

SANITARY DRAINAGE: The whole building carries away wastewater from drain lines to the sewer line that is connected from the building two way cleanout to the lateral city sewer or private septic system. Interceptors and separators are required in business buildings where oil, grease, sand and other substances are harmful or hazardous to the city sewer. Drain pipes are another critical component in virtually all construction plumbing projects. The diameter of the pipes depends of how many drain fixture units (dfu) will be installed in the building, also pipes material have to be approved by the Florida Building Code (F.B.C).

VENTS & TRAPS: The whole plumbing system in a building shall be provided with a system of vent piping that permits the admission or emission of air. Traps and trapped fixtures shall be vented. There are two vent systems that can be use, one is vent through the roof (VTR) and the other one is air admittance valve (AAV). The diameter of the vent stack pipes depends on how many drain fixtures units (dfu) to be vented and the distance. Piping material has to be approved by the Florida Building Code (F.B.C).

Finally, individual plumbing fixtures are typically the last components installed to the new construction plumbing in a structure. This work is usually only done in the last stage of the construction of a building.

TESTING THE WHOLE PLUMBING SYSTEM

ACCORDING TO THE  FLORIDA BUILDING CODE (F.B.C)

GRAVITY TEST:  Ground rough drain pipes, sewer line and top out rough drain pipes shall be tested with not less than 5 foot head of water. This pressure shall be held for not less than 15 minutes. The system shall then be tight at all points.

PRESSURE TEST: Ground rough water pipes and/or top out water pipes shall be tested with not less than 50 PSI (some cities require 100 PSI) of air pressure. This pressure shall be held for not less than 15 minutes. The system shall then be tight at all points. The water utilized for tests shall be obtained from a potable source of supply.

SHOWER PAN TEST: The pipe from shower drain shall be plugged water tight for test. The floor and receptor area shall be filled with potable water to a depth of not less than 2 inches measured at the threshold. Where a threshold of at least 2 inches high does not exist, a temporary threshold shall be constructed to retain the test water in the lined floor or receptor area. The water shall be retained for a test period of no less than 15 minutes, and there shall not be evidence of leakage.
